Wateproofing to BSI Standards
When it comes to basement waterproofing, BS 8102:2009 from the British Standards Institute (BSI.) is the go-to code of practice for any serious contractor.
In summary, BS 8102:2009 is a design document that provides ‘best practise’ guidelines for the use of:
- Waterproof barrier materials that are applied to the surface of the structure
- Integrally watertight design and construction
- Drained internal cavity construction, with or without sump and pump.
Although these guidelines are not UK law, BS 8102 standards are widely recognised and any basement waterproofing contractor that failed to adhere to them would have a difficult time in court in the event of any litigation.
Basement waterproofing Types
British Standard BS 8102:2009 categories all manner of basement waterproofing systems into 3 different waterproofing types (A, B & C):
- Type A Waterproofing – Barrier Protection (Tanking)
External, Sandwiched or Internal
- Type B Waterproofing – Structurally Integral Protection
Usually to the relevant British Standard and of reinforced concrete structure
- Type C Waterproofing – Drained Protection
Cavity Drain Membranes and Construction Drained Cavities
With regards to the services we offer at Wise Basement Systems; Type A would include basement tanking, Type B would focus mainly on basement waterproofing in construction, and Type C would include most of our internal waterproofing such as wall waterproofing, drainage systems and sump pumps.
BS 8102:2009 also grades waterproofing systems on how they are expected to work and function.
Things to note within the basement waterproofing regulations
Before any work can commence, any basement waterproofing or basement conversion plans must be submitted in full to your local authority so they can assess them to make sure they fall under the regulations of BS 8102:2009.
Also within section 4.2 of BS 8102:2009, it is recommended that “A waterproofing specialist should be included as part of any underground structural waterproofing design plans so that an integrated waterproofing solution is created. The waterproofing specialist should:
- "Be suitably experienced"
- "Be capable of devising solutions that accommodate the various project restraints and needs"
- "Provide the design team with information and guidance that assists and influences the design, installation and future maintenance of the waterproofed structure”
It goes on to say “…The waterproofing specialist could be a manufacturer or material supplier, provided that the manufacturer/supplier has the relevant expertise”
